OMG IT’S INSTALLED

That’s right folks, we now have a WORKING dishwasher!!! Holla!

We have a dishwasher!!!
{This pic is for you, MEA!} Also, we are now 4 for 8 on our Dear Santa list and 1/4 of the way done our 1st Quarter goals. Huzzah.

It is completely installed and functional. Although it really accentuates our cockeyed counter now {maybe I can pull it out on the right a little}. I’ve run 1 load and things seem to be going as planned. It’s washing my dishes. Which I guess is a good thing, considering it’s a dish-washer. 😉

Thanks for all the comments back when we were trying to pick one! The sheer number of brands & models on the dishwasher market is overwhelming. Bosch was the clear favorite amongst you guys and I’ll admit that swayed our decision a little. Nothing like first hand opinions! We did go with a Bosch but not the one I posted about.

We got it at Paul’s Appliances here in Newark {for any locals}. They’ve been very pleasant to deal with & there were no issues rescheduling delivery after our first botched attempt. I’ll post a complete review of them & the dishwasher after I’ve run a few cycles and we’ve gotten used to each other. But so far, so good – Paul’s & our Bosch.

Nothing Simple or Easy

We bought a dishwasher. YAY!

Delivery was scheduled for this past Thursday. Double YAY!

The previous owner told us that he had a dishwasher in the spot until it broke {or was broken, depending on the story}. We were told all we had to do was buy a dishwasher and install it. All the hookups were there. We were good to go.

Thursday comes and so does our dishwasher. We paid for installation because, when it comes to renovations, it’s all about time vs. money. We wanted a dishwasher more than I wanted installation bragging rights.

It was Thursday morning, with my dishwasher sitting just outside my door we learned that things weren’t exactly as they seemed. That “just hooking it up” wasn’t going to be quite that easy. The water return was there but the supply plumbing had been changed. There was no hook-up on the hot water line. The only electric seemed to be in the form of an outlet behind the stove. D’oh! With that, my beautiful new dishwasher was loaded back on the truck to be installed another day and I was left to get the water & electric fixed. That was yesterday’s project.

And man what a project it was.

First I must warn you. The kitchen is abysmal. There are plans to completely gut it but not quite yet. We inherited lovely things like tin foil patches. It’s klassy. Ok. Moving on.

I’m not going to go through it step by step but it involved 2 buried boxes, switching a couple things around in the breaker box & running some new wire.

By the end of the day, things looked pretty much the same as they did at the beginning with everything was buttoned back up {with fresh tinfoil & duct tape!}. It wasn’t easy but we know how much time & effort went into getting things and feel great about it. {Thanks for all your help, Dad! Couldn’t have done it without you!}

Ready for a dishwasher!!!!!! OMG.I’M.SO.EXCITED. I have never been more excited about doing dishes. Never. It’s truly thrilling. 😀

A Day of Service

Today was the National Day of Service and I would like to heartily thank my parents {we’re basically a nonprofit, after all}. The three of us had off and spent the ENTIRE day working on house stuff.

Dad & I worked on getting the electric & plumbing ran for our dishwasher {coming tomorrow!}. If you looked at my before and after pics, you’d think it took us 15 minutes but there was so much behind the scenes drywall work that had to be done sorting out the ridiculous wiring we found. Like this tiny gauge wire used as a jumper for the ground –

“Oy” is pretty much the only way to describe it. It’s now up to code, not a fire-hazard, and – MOST IMPORTANTLY – ready for a dishwasher. Yay!

Mom helped get our closet & bedroom organized, then started hemming our curtains.

She’s so good at organizing & sewing and actually really enjoys it {thankfully!}. Everything looks 8 million times better. Walking into the bedroom this evening was like walking into a real home! What a boost.

I’m exhausted, I’m sure they are too but we GOT.SO.MUCH.DONE. Tomorrows going to be a busy day at work, so it’ll be another late post.

We’re getting there, folks. We are getting there. Progress is being made.

How To: Install Amazingly Fabulous Curtains

So I’ve already introduced you to my new favorite thing in our home -> Our master bedroom curtains.

At some point, the plaster ceiling in our bedroom had been replaced with drywall. However, at roughly 16lbs per panel {x3 panels}, PLUS the weight of the track, we couldn’t just mount everything to ceiling. To make sure everything was super secure, we decided to mount it to our roof joists. Here’s how –

If you stood in our bedroom and faced the windows ~ and if you could see through walls ~ you’d see a cross-section that looks kinda like this:

So how do we actually make that happen? Well ~ if you’re me ~ you bring in the reinforcements while you work on other projects.

The dads & Diggie took care of this one. Now onto the pictures:

While my Dad & Diggie were securing the ceiling plates with threaded rods, Dad A was getting the track ready to go by drilling holes for the end stops.

I first saw this color quiz back in September over at How About Orange. With all the plans to paint in 2010, I’ve had colors on the brain lately and it popped back to mind.

The 2 end colors of each row are fixed and you basically just put the colors in order.

Curtains Curtains Curtains Curtains!!

Our curtains have been a long time coming.

The very first {& only} picture you’ve seen was back when I was obsessing over the paint color in August! When I shared my headboard inspiration I mentioned that the curtains were theatrical drapes but didn’t post any other pictures. Well folks, that’s all about to change!

They’re 6’wide by 10′ long authentic theatrical drapes from UsedTheatricalDrapes.com. Not the most creative URL but certainly easy to understand & remember.

They came with ties instead of grommets but you can’t be super picky when shopping secondhand. And secondhand with drapes like these is definitely the way to go! At only $100/panel, they were far less expensive than having something custom-made.

While the panels weren’t ridiculously expensive, we didn’t get so lucky with the curtain track. Because the curtains weigh roughly 16lbs each, we needed heavy-duty track. And because I’m picky & wanted it to look authentic, theatrical curtain track was in order. After shopping around, we found the best price from I.Weiss.

They don’t usually do residential installations but I promised I wouldn’t be upset if there were ding-marks in the metal or any other non-mechanical imperfections. I was VERY happy with the results.

They uploaded looking a little yellower than they are in person. I think the light bulb is casting a bit of a yellow glow too. In real life, they match our bed skirt & rug very nicely {see the above pictures}.

A 3rd panel for the closet makes it look like one LOOOOONG wall. There’s no door separating the bedroom from the closet, just a doorway. I love how it carries the eye right through.

They were the biggest indulgent splurge for the room but ~ what’s that??? Oh, yes. LOVE.

2010 To Do

2010 is going to be THE year of renovations here at Brick City Love. I can feel it. It is going to be the year we get out of boxes and start living in our home, instead of simply existing. Considering every room needs doing, it’s quite a list.

This year, however, we’re going to be a little more realistic with timelines. If nothing else, last summer taught us what can and cannot be done in a given amount of time. everything takes longer and costs more than you expect. So ~ without further adieu ~ I bring you our 2010 plan!

1st Quarter {Jan, Feb, Mar}

  1. Finish Bedroom
    – Hang Curtains
    – Install Closet
    – Finish Shoe Organizer
    – Make Headboard 
    – Install Lights
    – Organize Linen Closet
    – Hem curtains
  2. Lose weight
    A few years ago, I did WW and lost a few dress sizes. Well, over the past couple years, I’ve been working my way back up. My “skinny pants” have been well out of the question for months and my “fat pants” have become an everyday staple. YIKES! So back on WW I go. This doesn’t really have anything to do with renovations but, if I start kvetching about working out, you know why. I’ll try to keep that to a minimum.
  3. Buy a dishwasher
    This actually is our first step in being healthier and thriftier! As I’ve previously mentioned, we’re downright spoiled. Neither of us like to handwash our dishes, therefore they pile up to Mt. Everest proportions. Gross! To combat the onslaught of dirty dishes, we eat out. A LOT. Almost every night wouldn’t be much of an exaggeration. It’s not usually expensive {think diner, Chinese, or Mexican – Mmmmm…. Mi Pequeno Mexico….} but my monthly intake of grilled cheese & fries is well into the double digits. Please refer to #2.
  4. Strip guest room moldings
    We found out the hard way how tedious & time-consuming this is but I also know that the moldings in our polka-dotted front room desperately need it. And if I start now {or in Feb}, they should be done by the time we’re ready for drywall & paint.
  5. March: Start Basement {see below}

    We have another prospective tenant lined up who’s looking for a place come the end of the month. Hopefully by March the weather will have warmed up enough that we can work down there without heating it.

        Spackle

    Lets be honest, prepping a room for painting takes a long frickin’ time! Especially when your walls look like ours do.

I’d love {LOVE LOVE LOVE!!} to start the decorating of these rooms too. By the end of the summer I have visions of being mostly {if not completely} unpacked! Ok, maybe they’re more like delusions. But with the garden apt. done, anything’s possible.

4th Quarter {Oct. Nov. Dec}

  1. 3rd floor bath
    This is going to be a doozie of a project. We want to fit a full-size stacked washer/dryer in a 6×11′ room with a shower, sink, & toilet. Doable?? We’ll see.

Live & Learn

If all goes as planned, 2010 will the year of major transformations here at Brick City Love. It’s our first full calendar year in the house and we’ve realized living in a space through the different seasons is so important.

The bedrooms on the 2nd & 3rd floors have pass-throughs into each of the two bedrooms. When we first bought the place, I planned on turning those pass-throughs into closets because generally I think hallways are a waste of space.

After sweating through a summer of dusty renovations, I realized the dead guys who designed this house actually knew what they were doing. Our little row home doesn’t have central AC and we don’t any immediate plans of putting it in.

There are windows on the front & back of the house. When they’re open, those pass-throughs do a bang up job of keeping the air circulating and the rooms cool. With the help of our high ceilings, open windows, and a couple fans, it remained downright pleasant inside through the summer. {Unless of course it was pouring out, so the windows HAD to be closed, while you were sanding drywall. Then it would stifling.}

Remember when I toyed with the idea of removing the wall between the foyer and parlor in favor of a header and open floor plan?

Well now that it’s winter, we’re pretty glad that wall is there. The front door is drafty and the foyer remains consistently a couple degrees cooler than the rest of the house. Fresh weather-stripping is definitely on the “Must Do” list but that wall keeps the cool air from blowing in every time you open the front door. When people enter or leave the house, you barely feel the cold air if you’re sitting in the parlor.

There are even hing marks on that arches to the parlor and kitchen where doors used to hang. While I’m not sure we’ll put them back up, doors would have kept the 1st floor living space even toastier!

The auto-water feed for our boiler isn’t working properly and has managed to flood our steam pipes & radiator system and the basement TWICE! Once while we were gone for the weekend and once during the night {that was a fun way to spend our anniversary}.

If we had finished the basement and rented it out ~ as was the plan all summer ~ we would have one unhappy tenant! While I was bummed we didn’t get further with the basement, I’m now really glad things worked out how they did. The flood waters helped loosen some of the stubborn goo & paint on the uneven cement floors.

We’re definitely going to be painting the floors, even though I toyed with {and still really like the look of} of installing click together laminate wood. If we had already installed them, ripping everything out & starting over would be added to the TO DO list. I guess things do really work out for a reason.

Living in the house before making any major structural changes was some of the best advice we got.
